Bath and tap issues to keep an eye on

Because the bath is used less frequently than the shower, problems can develop without being noticed for weeks. When they do surface, they are often more serious than a quick fix. Here is what to check:

• Tap washers and cartridges: dripping bath taps are one of the most common plumbing issues in older homes. Whether you have traditional washer taps or modern cartridge taps, worn internal parts cause dripping that wastes water and puts ongoing pressure on the fitting.
• Overflow outlet: the overflow hole near the top of the bath prevents flooding if the taps are left running. Check that it is clear of debris and not blocked by a bath mat or sealant. A blocked overflow means a running tap can flood the bathroom quickly.
• Bath waste and drain: hair, soap and bath products build up in the drain over time. Run the bath and watch how quickly it empties. Slow drainage means a blockage is forming that will eventually need clearing.
• Silicone seal around the bath: check the silicone bead where the bath meets the wall and floor. Cracked or mouldy silicone allows water to get behind the wall with every use, causing damage that is often not visible until it is extensive.
